Modified bitumen is the evolution of traditional built-up roofing (BUR) – asphalt reinforced with APP (atactic polypropylene) or SBS (styrene-butadiene-styrene) polymers to add flexibility, strength, and ease of installation. It is an excellent choice for mid-slope commercial roofs (1/4:12 to 4:12 pitch) where single-ply membranes may be too slippery and metal too expensive. At Wichita Roofing Pros, we install both torch-applied (APP) and cold-applied (SBS) modified bitumen systems from GAF, Johns Manville, and CertainTeed.
Torch-applied APP membranes are installed using a propane torch that melts the asphalt underside, fusing it to the substrate and to overlapping sheets. The result is a monolithic, waterproof layer with exceptional tensile strength. Cold-applied SBS membranes use a solvent-based adhesive (no open flame) – ideal for buildings where torches are prohibited due to occupancy or flammability concerns. Both systems deliver 15–20 year lifespans with Class A fire ratings.
Modified bitumen is particularly well-suited for Wichita’s industrial buildings, warehouses, and manufacturing facilities where roof traffic, chemical exposure, or high wind uplift are concerns. The thicker, reinforced sheets resist puncture and abrasion better than single-ply membranes. We handle complete tear-offs, insulation replacement, and all flashing details – including gravel stop, edge metal, and pitch pans.
We evaluate existing roof condition. Tear-off required for wet insulation or multiple layers. Recover allowed if substrate is sound and dry.
A fiberglass or polyester-reinforced base sheet is mechanically fastened or adhered over insulation – creates the foundation for cap sheets.
APP torch-applied or SBS cold-adhered cap sheet installed over base sheet – seams are overlapped and fully sealed (torch-welded or adhesive-bonded).
Parapet walls, penetrations, drains, and edges receive modified bitumen flashing sheets or metal termination bars – fully integrated with field membrane.
Cold-applied SBS modified bitumen – no torch required. 2-ply system (base + cap). 15-year warranty. White, gray, or granular cap sheet.
Torch-applied APP cap sheet with ceramic granules – Class A fire rating. Available in white, tan, or gray. 20-year system warranty.
Cold-applied SBS with enhanced low-temperature flexibility. Granule-surfaced cap sheet. Energy Star reflective options. 15-year NDL warranty.
APP torch or SBS cold-applied lines. SA (self-adhered) option for no-flame installations. Ultra White cap for cool roof compliance.
We evaluate existing membrane, insulation condition, and roof slope. Based on your building's occupancy and local fire codes, we recommend APP (torch) or SBS (cold) system.
Old roofing torn off (if needed). Polyiso insulation installed to meet thermal code. Cover board fastened over insulation to provide a smooth, nailable surface.
Base sheet fastened or adhered. Cap sheets rolled out, positioned, and fused (torch) or bonded (adhesive). Seams overlapped 3–6 inches and fully sealed.
All flashings completed, terminations sealed. We flood-test low areas (if possible) or conduct a full visual inspection. Warranty paperwork submitted to manufacturer.
