We specify TPO thickness (45, 60, or 80 mil) based on your building’s use, roof traffic, and puncture risk. For most office and retail buildings, 60-mil membrane provides the best balance of durability and cost. For industrial facilities with regular roof access for HVAC maintenance, we recommend 80-mil or reinforced TPO. The white reflective surface can lower roof surface temperatures by 50–80°F compared to dark asphalt or EPDM, significantly reducing your building’s cooling load.

Our commercial TPO crews are trained in heat-welding protocols – seams are fused with automated hot-air welders that create a monolithic, watertight bond. We also handle all flashings, curb details, and drain modifications in-house. How We Install a TPO Roof on Your Commercial Building

Residential Roofing FAQ

What is the difference between TPO and EPDM for commercial roofs?
TPO is a thermoplastic membrane with heat-welded seams and a white reflective surface. EPDM is a rubber membrane (black or white) with adhesive or tape seams. TPO’s heat-welded seams are generally stronger and more consistent than EPDM’s tape seams. TPO’s white surface reflects more solar heat – better for cooling-dominated buildings. EPDM has a longer track record (50+ years) and better cold-temperature flexibility. We recommend TPO for most Wichita low-slope commercial roofs due to energy savings and seam strength.
A properly installed TPO roof with 60-mil or thicker membrane typically lasts 20–25 years in the Kansas climate. The white surface degrades slowly (chalking, fading) but remains watertight for the warranty period. After 20 years, surface erosion may reduce reflectivity, but the membrane often remains functional for another 5–10 years with minor repairs. Regular inspections and drain maintenance extend life significantly.
NDL stands for No Dollar Limit – the manufacturer’s warranty covers both material and labor for any defect-related leak, with no cap on repair costs. This is the strongest commercial warranty available. Lower-tier warranties may limit coverage to $500 or $1,000 per year, which is insufficient for a major leak. We only offer NDL warranties on our TPO installations.
In some cases, yes – a “recover” system installs new TPO over existing membrane if the old roof is still adhered, dry, and free of major damage. However, the existing roof must be inspected thoroughly. If there is wet insulation, multiple old layers, or substrate rot, we recommend full tear-off. We assess during the site visit and advise the most cost-effective approach that still allows a full manufacturer warranty.
Yes – TPO membrane itself has a Class A fire rating when installed over approved insulation and cover boards. The complete assembly (insulation + membrane) must meet your local building code requirements. We verify fire ratings for your specific building occupancy type and specify the correct insulation cover board (typically gypsum or mineral fiber) to achieve the required assembly rating.
