Residential Roofing FAQ

How often should a commercial roof be inspected?
At minimum, twice per year (spring and fall) according to most manufacturer warranty requirements. Additionally, inspect after any major storm (hail > 1″ or wind > 70 mph) and before the expiration of any manufacturer warranty period. High-traffic roofs (HVAC access) may need quarterly inspections.
Infrared (IR) scans detect temperature differences on the roof surface. Wet insulation holds heat differently than dry insulation – IR cameras reveal these differences as distinct patterns. The scan identifies the boundaries of wet areas so we can cut out and replace only the damaged sections rather than guessing. It is non-destructive and accurate within 90–95% for most membrane types.
Standing water hides membrane conditions underneath. We can perform a limited inspection but will note areas with ponding as requiring re-inspection after water drains or is removed. For flat roofs with chronic ponding, we recommend drain modifications or tapered insulation during the next replacement – chronic ponding significantly reduces membrane lifespan.
One-time inspections start at $495 for roofs up to 20,000 sq ft, $0.025 per sq ft above that. Infrared scanning adds $0.015 per sq ft. Preventative maintenance agreements are priced based on roof size and complexity – typical annual cost is 2–4% of a full replacement cost, which pays for itself by catching problems early and extending roof life by 5–10 years.
